CITYIN:放眼全国,尤其是北京、上海、杭州等一线市场,房价目前都在下调,最多的每平米下降了50%,很多人都预期济南的房价也会大幅下跌,那么你觉得济南目前的房价高吗?李栋:首先,房地产本身牵扯的行业比较多,前几年由于大量热钱的涌入,推高了房地产整个的架构,因此房地产产生了一些泡沫,作为开发商我们也能看到房地产价格无限飙高并不理智。其次,房地产的运作周期长,资金需求大,运作风险也比较大,正常情况下,其实房地产并不是一个暴利的行业。拿北京来讲,在2002年的时候,北京的房价是在4千到5千的均价,那个时候的价格是我能看得到的,能够得到的能力范围之内的。到了2007、2008年的时候,中等收入水平已经不可能想象在北京买房子了。这种房价的上涨确实是一种非理性的上涨。
